PLANNING COMMISSION MEETING MINUTES
October 17, 2006
EVENDALE MUNICIPAL BUILDING
The regular October meeting of the Evendale Planning Commission (EPC) was called to order by Chairperson Dick Shaffer at 6 PM on October 17, 2006. Attending were EPC members Susan van Amerongen, Chris Schaefer (Council Representative), Rob Adams, and Dick Shaffer. Supporting the EPC were Kathy Farro (Manley Burke representative), James Jeffers (Village Engineer), Linda Fitzgerald, James Dobrozsi (Architectural Review Board members), and Pam Morin (Village Building Department Clerk).
New Business:
1. Evendale Commons Business Park
Preliminary Discussion on Lot C-6 & C-7, Mr. Clean Performance Car Wash
Representatives from P&G, Future Works, presented to the EPC a proposal for a Mr. Clean Performance Car Wash on lots C-6 and C-7 of the Evendale Commons development. During the discussion, it was noted that this development would fall under a conditional use for these two lots. As a result, a number of design and site layout issues were identified including restrictions on accessory buildings and the desire by the applicant for structures that did not wholly enclose the services being performed. In addition, the materials and colors of the proposed building did not conform to the guidelines of the PBD for the Evendale Commons development. The EPC identified three options for the applicant to move forward. 1) Revise the proposal to comply with the existing PBD guidelines and
requirements. 2) Request a modification to the PBD guidelines and requirements to accommodate the proposal (this would ultimately require Village Council to approve the modification to the PBD). 3) Applicant choose a different site, either within the Evendale Commons or outside of the EC, that would be compatible with the proposal.
Internal Business:
1. Other items
- The recent concern about Emerald Ash trees would be addressed on a case-by-case basis.
- EPC will suggest twice-annual meetings (special sessions of EPC) with Anchor to discuss the Evendale Commons development.
- On October 30th a meeting will be held to review alternatives for the entrance road signage on Reading Road.
2. Approval of the minutes from September 19, 2006 Planning Commission meetings.
Approved with modification for attendance by a 4 yes 0 no vote
On a motion to adjourn the meeting by Dick Shaffer and seconded by Rob Adams, the meeting was adjourned at 8:45 PM by a 4 yes to 0 no vote. The next regular meeting is scheduled for November 21, 2006 at 6:00 PM.
